    A beautiful Viennese townhouse – the embodiment of Gründerzeit era architecture. A deluxe boutique-hotel and exclusive hotel-serviced residences in the heart of the Austrian capital. Right next to the MuseumsQuartier and Volkstheater, and just a short walk from Vienna’s historic First District.

    The building is currently being carefully upgraded and remodelled with an eye to preserving its historic architecture.

  • PROJECT DESCRIPTION
    The Sans Souci Group is renovating this historic building, acquired in August 2010, at the corner of Museumstrasse and Burggasse. The site will soon feature a deluxe boutique-hotel and hotel-serviced rooftop residences. We have focused on the core values which have been so instrumental to the success of the Sans Souci Group in recent years: quality over quantity with an eye to maintaining the building’s historic architecture. At this particular site, we are creating a boutique-hotel that may be modest in size, yet exudes its own unique brand of luxury design. The 63 spacious hotel rooms and suites are located on the first three floors. Renovation work has been kept to a minimum so as not to unduly affect the original structure’s character. Both the facade and the original wooden casement windows have been retained and carefully restored, preserving the historic flair of the building. In consultation with the local authorities, the previously-removed balconies on the street facade and a conservatory on Museumstrasse that was still in place at the turn of the 20th century will both be authentically reconstructed in all their original glory on the basis of historical blueprints.

    The area from the fourth floor to the upper rooftop level is given over to hotel-serviced luxury residences. The owners of these exclusive penthouses will naturally have access to luxury personal service – the hotel concierge and butler, a children’s concierge, laundry service, valet parking, a children’s play area and a fully-equipped conference room.

    Sans Souci Hotel & Residences offer the following facilities and services: an 450 qm fitness and spa area with a 21 metre pool, sauna, steambath and gym – a rarity for a hotel in the centre of Vienna.

  • BOUTIQUE-HOTEL
    The boutique-hotel Sans Souci (opening in December 2012) is a small, intimate hotel in a prime city location. Right in the heart of the city – a hotel that intuitively understands the needs of its guests, providing a warmth of service that creates a home away from home.

    Exclusive interior decor sets the scene for stylish comfort. Each room and suite has its own individual interior design, while the public rooms reveal either a cosy intimacy or exude a generous luxury. The furnishings at the Hotel Sans Souci are an artful blend of valuable antiques, Wiener Werkstätte designs and classic modernist pieces. Highlights include originals by Roy Lichtenstein and designer furniture by Charles Eames, as well as Arne Jacobsen’s Egg Chair and Swan Chair.

    The technical equipment in each of the rooms can be operated via iPad. The hotel also has a private restaurant and bar, spa area, and underground parking.

  • ROOMS & SUITES

    Each room and suite has its own individual interior design. The furnishings are an artful blend of valuable antiques, Wiener Werkstätte designs and classic modernist pieces. Highlights include originals by Roy Lichtenstein and designer furniture by Charles Eames, as well as Arne Jacobsen’s Egg Chair and Swan Chair. The rooms feature state-of-the-art technology, such as iPad-operated technical equipment.

    We commissioned the services of an award-winning international design studio, under a star creative director to furnish the interior of our boutique-hotel.

  • HISTORY
    This historic building has a glamorous past and once housed the Zum Grossen Zeisig restaurant, a popular venue for folk singers and dancers in the Biedermeier era. It also hosted the world premiere of Johann Strauss’s Tritsch Tratsch Polka.

    From 1872 it housed the famous Hotel Höller, which was frequented by luminaries such as Austrian Chancellor Julius Raab and actor O.W. Fischer.

    Where luxurious meets bohemian – Vienna’s historic First District is just a short walk away, while the dynamic Seventh District with its trendy bars and designer boutiques surrounds the hotel. For the environmentally conscious, there are two underground lines and several bus routes on the hotel's doorstep.

    This unique establishment is located at the foot of Spittelberg, right next to the MuseumsQuartier and within easy walking distance of the magnificent imperial architecture lining the Ringstrasse boulevard. The centre of the city, with its cultural highlights, shopping, restaurants, and entertainment, is just a stone’s throw away.

    Imperial flair, contemporary luxury and urban charm – it’s no accident that Vienna is rated the world’s most liveable city.

    The Austrian capital is divided into 23 districts, and green spaces account for about half of its 415 km² area. This makes Vienna the greenest major European city. Besides urban green areas like the Stadtpark, the city is also famous for the woods and meadows in the Prater park, the expansive grounds at Schönbrunn Palace, the Vienna Woods, vineyards and farmland, as well as the wetlands around the famous Danube river. Temperatures in Vienna only occasionally creep above 30 °C in the summer and seldom dip below -5 ºC in winter.

    Vienna’s main draw is an exhilarating combination of old-fashioned imperial flair and a cutting-edge cultural scenethat cooks up the hottest trends while also preserving the city’s priceless heritage and endearing traditions. The Danube monarchy’s architecture has left its mark on Vienna: opulent baroque-era buildings, shining examples of historicism (the Ringstrassenstil) and monuments to Viennese Art Nouveau combine to create a stunning cityscape.

    But Vienna didn’t become a beacon of art and beauty solely because of its imperial architecture: everywhere you go there are museums, art collections and world-class masterpieces to see – the Kunsthistorisches Museum with the world’s largest collection of Breughel paintings or the many works of Gustav Klimt and Egon Schiele in the Belvedere and in the Leopold Museum at the MuseumsQuartier. The 45,000 m² MuseumsQuartier has been an integral part of Vienna’s unique art scene since 2001, when it was opened in the city centre next to some of the Austrian capital’s most famous museums. A fascinating piece of architecture, it comprises a baroque townhouse (the former imperial stables) and the more futuristic forms created by architects Ortner & Ortner.

    The high esteem in which art has always been held here has helped to drive the local creative scene and attracted people from all over the world. Visitors can look forward to 50 theatres, four opera houses and several musical theatres, over 100 museums, countless galleries as well as various prestigious theatre, music and dance festivals.

    Viennese traditions, such as coffeehouses and Heuriger wine taverns that reflect the city’s laid-back way of life, sit side-by-side with internationally renowned high-society events like the Life Ball and the Electronic Music Festival. This is a stunning expression of contemporary lifestyle: visitors can choose between calm and tranquillity or all-action, high-energy entertainment.
  • SHOPPING
    Shopping within walking distance of Sans Souci

    The First District or Old Town features shopping on a grand scale. The “golden U” with its numerous stores is made up of three streets in the pedestrian zone: Kohlmarkt, Graben and Kärntner Strasse. Over the years, Kohlmarkt has become a luxury shopping street with international flagship stores of brands such as Chanel, Cartier, and Louis Vuitton. Amid this glamour lies a slice of old Vienna: the former imperial confectioner Demel with its tempting creations and stunning window displays that exemplify the high art of the confectioner’s craft. A few houses down is another old Viennese institution, Meinl am Graben, with its exquisite selection of fine foods for gourmets and connoisseurs.

    Mariahilfer Strasse, right next door to Hotel & Residences Sans Souci, was once the route used by Emperor Franz Josef to travel by carriage between Schönbrunn and the Hofburg. The almost two kilometre link between the Ringstrasse and the Gürtel beltway, dividing the Sixth and Seventh districts, has become Vienna’s premiere shopping drag. This generously proportioned street with its wide pavements has attracted hundreds of shops and international flagship stores, especially those dealing in fashion, footwear, accessories and interior decor. It is also home to a huge selection of cafés, ice cream parlours, fast food outlets and pizzerias.
